Interpretation |

In these terms and conditions the following words shall have the following meanings: |

The Company allows independent estate agents to advertise certain properties for sale and/or letting on its Site. |

3.2 |
Users may use the Site to view details of properties that are advertised on the Site. The Company charges no fee or commission for this service and may withdraw it at any time. |

3.3 |
The Company only provides this service to Users within England and Wales and reserves the right to restrict or prohibit access to any User not based within the jurisdiction of England and Wales and accepts no liability for any User not within this jurisdiction. |

3.4 |
The Company does not act as an Estate Agent within the meaning of the Estate Agents Act 1979. |

4. |
Changes To Service |

4.1 |
The Company reserves the right to improve, amend, or suspend the service provided on the Site at any time without notice. |

5. |
Amendments to Terms and Conditions. |

5.1 |
The Company reserves the right to alter these terms and conditions at any time with immediate effect by placing the amended terms and conditions on the Site. |

6. |
Property Descriptions |

6.1 |
The property descriptions that appear on the Site are provided by independent estate agents selected by the Company. |

6.2 |
The Company cannot and does not check the accuracy of any information that appears on the Site and therefore any User should fully satisfy itself through appropriate professional advice that any property advertised on the Site is suitable for their purposes prior to entering any contract. The Company cannot provide this professional advice and does not accept liability for any inaccurate descriptions of property on the Site. |

6.3 |
No property descriptions that appears on the Site constitute any part of an offer to, or contract with the User. Any contract entered into by the User to purchase or let any property advertised on the site is the sole responsibility of the parties entering into such agreement |

6.4 |
No person employed by the Company has any authority to make or give any representation, warranty or advice in relation to any property. |

Links |

7.1 |
The Company cannot guarantee any links to third party sites nor can it provide any guarantees or accept any liability in respect of the content on such third party sites. |

8. |
Intellectual Property |

8.1 |
The Company owns or licenses the copyright in all of the material that appears on the Site. |

8.2 |
You may download, store and use the Material for your own personal use and research. You may not republish, retransmit, redistribute or otherwise make the Material available to any other party or make the same available on any website, on-line service or bulletin board of your own or of any other party or make the same available in hard copy or on any other media without the Company’s express prior written consent. |

The name costaproperty.com and the sun mark are trademarks of the Company and any unauthorised use of these marks is unlawful. |

Internet Security |

The Internet is not a secure medium and the Company provides no guarantees as to the reliability or security of the site, or that it will be continuously available, error or virus free. |

If the User identifies any error on the site or any material that they consider to be offensive, indecent, dishonest, inaccurate or illegal they should immediately e-mail the Company on sales@costaproperty.com and the Company will take such action as it in its absolute discretion sees fit. |

Exclusion of Liability |

The Company accepts no liability or responsibility whatsoever for any loss or damage suffered by any User of the information contained on the Site. |
